Estrella Mountain Regional Park

White Tank Mountain Regional Park

At 30,000 acres the White Tank Mountain Regional Park is the largest in the County system.  The Park features extensive campgrounds, eleven major trails and a ten mile competitive track.  The barrier-free Waterfall Trail, though only one mile in length, is the most visited trail in the system, featuring trail-side petroglyphs, varied desert scenery and plants, and a seasonal waterfall.  The Park is located at 13025 N. Sierra Estrella Wilderness

Bordered entirely on the north and east by the Gila Indian Reservation, Sierra Estrella Wilderness contains knife-edged ridge-lines, steep slopes, and rocky canyons, one of the most rugged mountainous areas of Arizona.  From September to March, you can enjoy any one or more of the following activities:  biking, boating, camping, caving, climbing, hiking/backpacking, water sports, picnicking, wildlife viewing, hunting, fishing, horseback riding, and more!   There are services and facilities that include campgrounds with showers, restrooms, and drinking water, a marina, rental cabins, cultural-historic sites and exhibits.

Golf Courses

There are numerous golf courses surrounding this area including Tuscany Falls at Pebble Creek, Palms Course, Fairways Golf Center and Eagles Nest at Pebble Creek.

Wildlife World Zoo

Located immediately north of Goodyear in Litchfield Park, the Wildlife World Zoo has Arizona’s largest collection of exotic animals with over 2,400 individual animals representing more than 400 exotic and endangered species.  The state’s first Aquarium has now opened at the Zoo – 16501 W. West Valley Arts Council

The West Valley Arts Council (WVAC) invites audiences of all art forms to include dance, music, and theatre.  In addition to public performances, WVAC is gaining recognition across the state and nation as a significant force in arts education.  The Council provides arts education and initiatives that directly serve more than 40,000 children annually.  Following are just a few of the programs WVAC provides:
WVAC Arts Advantage:  These 60-minute performances feature a variety of artists in order to expose elementary-age students to many art forms.  More than 1,000 students participate each year.  KidTix:  Free tickets are made available to selected WVAC concerts for students who otherwise might not be able to afford to attend.  Missoula Children’s Theatre:  This one-week residency for students aged 5-18 introduces participants to the world of live theatre.  The program starts with auditions and ends with a full staged performance of a classic fairytale.  Missoula fills a void for students who would otherwise have to travel outside of the community for theatrical experience.  You can check out their website for upcoming public events.

Events

The City of Goodyear sponsors seasonal events throughout the year to include the Family Concert Series where families can come together to enjoy some of the best bands in the southwest!  Families can bring lawn chairs and blankets as well as food and beverages and listen to a wide variety of musical performances for the whole family.   There are also on-site vendors available.  The concerts are FREE!

Skate Park

Come on down to the Goodyear Skate Park – located in the Goodyear Community Park at  3151 N. Litchfield Rd., Goodyear – for exciting demonstrations by skateboarding experts.  Check out the latest equipment at vendor booths & presentations.  Skate Fest takes place in the Spring here and includes raffle prizes, food and merchandise vendors, and music provided by a live DJ.

City Market

City Market takes place at the Goodyear Ballpark, 1933 S. Ballpark Way, Goodyear, on the 1st Saturday of every month from October through May (with the exception of March when Spring training takes place).  The market offers fresh produce, and arts and crafts.  The schedule and details can be found on the Goodyear Special Events website.

Movie Night At The BallPark

Do you miss the drive-in movie theater?  Well you can drive on over to Goodyear Ballpark and watch FREE, family-rated movies with your family and friends!  There’s a movie every month from May through October.  You can find the calendar of movies at the website.   Parking and admission are FREE and concessions are available.  Goodyear Ballpark is located at 1933 S. I saw an interesting report today about whether it’s more economical to rent or own homes in Maricopa and Pinal counties.  It had a comparison ratio of median purchase price to median annual rent.  The lower the ratio, the better it would be to own a home.  The higher the ratio, the better it would be to rent.  Ratios of 15 or lower favor owning a home.  From 16-20, there’s no significant difference.  Anything over 20 means renting a home is the way to go.

All 25 cities surveyed in Maricopa and Pinal counties have a ratio where owning is more beneficial.  The lowest ratio is in Florence (5.0), followed by Coolidge (5.5). Phoenix was third, with a ratio of 5.9.

Phoenix, Arizona is a great place to buy a home.  It may get very hot in the summer months from late May until about mid September but let’s face it, the rest of the year is ideal!  I always tell people, “In the hotter months, I’m either in my pool or in the air conditioning of my home, office, or car, so it doesn’t bother me!”  I love sunshine and here the sun rarely stops shining!

Phoenix Homes

Phoenix is the 5th largest city in the country by population and offers homes for every buyer – there are large, nice homes that are secluded in rural areas with horse corrals, as well as spacious, lovely homes in the city near all of the excitement.  With such a surplus of inventory, prices are sure to remain very low here for some time.  Consequently, with high inventory, such low rates and low prices, the housing you can get here right now for your dollar is amazing!

I see homes that in a typical market would be valued upwards of $400,000.00 being sold for $250,000.00 or less!!  home values plunged here in Arizona when the housing bubble burst. However, imagine what home values will be in 5-10 years for those who buy here now and still own the home when the housing market inevitably turns around.  For those smart investors, their home values will surely soar!

The Valley of the Sun

Unlike what some people visualize, the Valley of the Sun is a beautiful place – it’s not all brown and desert, it’s full of palm trees and southwestern beauty.  Homes are often surrounded by southwestern landscape with palm trees, colored rock, different type of cactus, and various flowers, plants and other trees that thrive here.

Things To Do in Phoenix

There’s so much to do here too – you can live in the city or go a few miles outside the city and hike and enjoy nature.  Vegas is literally less than six hours away.  But you won’t want to leave right away.  Phoenix and surrounding areas offer over 200 golf courses, several well-known stadiums, tons of shopping, restaurants, culture, entertainment, and much, much more.  In fact, there are several casinos on Native American land right here.

Believe it or not, we’re only about 170 miles from the beaches of Mexico here in Phoenix!  There are also many scenic lakes within 40 miles of our great city.  You can even go skiing only a few miles away in Flagstaff.  There isn’t much you won’t find here.

That’s one of the things I love about Phoenix.  There are so many surrounding cities that are part of the valley and have their own amenities to offer.  I live in the southwest valley where Luke AFB is located, and we have tons of our own restaurants and shopping areas close by and are also within driving distance of everything around Phoenix.  There is a wide variety of housing in our area just like in Phoenix and other surrounding cities.  We’re very close to the Glendale Stadium here and there’s a shooting range right up the road in Peoria.  Top that off with the fact that most of the year is perfect weather to take out the Harley and you can see why we’re never bored!

Buying a Phoenix Home

Two things to consider if you’re buying a home in the Phoenix area:  have a pool and tint your windows!  I insisted we at least have a play pool when we bought our home here and I have never regretted that decision.  It’s so relaxing and so much fun in the summertime to entertain with.  Recently, when we returned to our home here, one of our tenants had tinted the windows on the side of the house.  I can’t tell you what a difference that made in the temperature in our home.  Sure saves on the A/C bills.  Guess tinting is not just for cars!  Not to mention both of these amenities increase home values.

When it comes to real estate in the past you’d always hear, “location, location, location” and that was the key to finding the right property.  Recently however, studies show that for today’s home buyers lifestyle options are now a higher priority.  Things such as health and safety, family-friendly neighborhoods, and cultural activities are the prominent factors for home buyers in buying their homes.  Not that location doesn’t matter anymore, but today’s home buyers seek a sense of belonging in a community as well as creating a desirable lifestyle with the home they buy.

Of people who were surveyed on the subject about 84% were homeowners and an additional 10 % had plans to buy within three years.

Rising Rents

The national recovery could be bad news for renters. According to the Harvard Joint Center for Housing Studies’ latest report on America’s rental housing, rental markets are tightening, with vacancy rates falling and rents climbing.  With little new supply of multifamily units, rents could rise drastically as demand increases. Regardless, affordability is likely to deteriorate further over the next few years as persistently high unemployment restricts renter income gains.

When job growth regains momentum, the number of renter households could climb quickly.  Given the long lead times needed to develop new multifamily housing, a sharp increase in demand could quickly reduce vacancy rates and put upward pressure on rents.  While this would be good news for owners and investors in rental housing, it would also fuel the intense affordability pressures, the study warns.

Rental Market & Job Growth

Even though market indicators signal the ending of the recession, the recovery may increase rent pressures on those still struggling in an environment of lethargic job growth.  We should still see growth in the amount of renters however, with the ongoing foreclosure crisis encouraging more renters.  The ability of renters to occupy single-family homes foreclosed on will be an important factor in maintaining the stability of distressed neighborhoods hit hard by the foreclosure crisis.

Although there appears to currently be a surplus of rental housing, this could change abruptly as the economy begins to recover and household formation among younger adults returns to a more typical pace.  An increase in demand could possibly override the available supply and push construction activity back up.

Purchases of Rental Properties Increasing

It seems one of the main things to consider moving forward is whether mortgage financing will be available to increase rental property purchases and investments. Even before the financial crisis, Fannie Mae and Freddie Mac were an important source of financing for both multifamily and investor-owned single family properties.  During the crisis, the GSEs (or government sponsored enterprise, which is a financial services corporation created by the U.S. Congress whose function is to enhance the flow of credit to certain sectors of the economy and make those segments of the capital market more efficient and transparent), along with FHA, accounted for the vast majority of new financing.  As Congress debates about what role the GSEs should play in the mortgage markets or whether they should be involved at all, policymakers really need to consider the major importance they have as a source of capital for rental housing.

Should you rent or buy your next home?  It used to be a no-brainer but in today’s market, not so much.  Low prices make buying very enticing however, the concern that prices are continuing to fall keeps buyers guessing about what the price will be after they purchase.  However, there are some market signals that may help you decide.

Rents Are Increasing

Rental rates in many areas are rising – in fact, the foreclosure crisis has created additional demand on rental housing inventory in several ways.  First, former homeowners who lost homes to foreclosure now have to rent.  In addition, buyers in areas of foreclosures hesitate to buy and decide to remain as renters instead.  Not only that, but demographics alone indicate the number of renters will continue – between the baby boomers and the fact that a large percentage of people over the age of 65 rent, and an increasing number of immigrants, of whom 65% are renters, the rental market is growing fast.  Moreover, stringent lending guidelines have stopped even interested home buyers.  The result of all of this is a high demand for rental homes which creates a rise in rents.  This is just another sign to buy now with rising rents occurring along with home prices low and falling.

Mortgage Rates Are Increasing

Prices have been low for the last several years.  So have interest rates.  This powerful combination has allowed record highs for affordability for over 4 years now.  While prices do not appear to be going up drastically anytime in the near future, interest rates are unpredictable.  The consensus is that they may be at their very best right now and are expected to go nowhere but up and possibly be steadfast in doing so.  Rising mortgage rates are definitely a signal to buy now.

If Your Income And Career Are Stable For The Foreseeable Future

If you are fortunate enough to have these circumstances and are planning to stay in one place for a while (typically about 5 – 10 years), buying a home in these market conditions may be perfect for you.  This time frame should allow for some evening out of the foreclosure prevalent market that we’re in.  Lenders will want to see ample income and a good job history for buying a home.  If you’re in a place where you will be in your current job for a while and you don’t plan to move, you’re a prime candidate to buy a home!

Best practice is to plan ahead and buy a home that will meet your needs 5 – 10 years from now,  not just the home you would need today.  Plan for a home based on your future plans.  Do you plan to have children for example and will need more space?  Or are you going to be an empty nester in a few years or going  into retirement?  In this case, you may not want a home with more than one floor.

I’ve been all over the globe and Sedona, Arizona, is one of the most beautiful places I’ve ever seen. The beautiful mountains that surround the town are captivating with their dark, rich red and orange colors.  Add to the picturesque surroundings of this town, the quaint shops, the friendly people, and the variety of eateries and entertainment, and you definitely have a “must see spot” in Arizona.

In addition, this town offers history, archaeology, shopping, outdoor sports, art centers, bed and breakfasts and world-class resorts. Located in Arizona’s high desert, the city of Sedona is blessed with four mild seasons with average temperatures in the 70′s.

Sedona History

As for the history of the town, Sedona was established when Theodore Carl Schnebly and his wife, Sedona, moved to the Arizona town from Gorin, Missouri.  The community convinced Theodore to establish a community hotel and a post office in his spacious home.  Theodore asked the government to name the post office Schnebly Station or Red Rock Crossing. When Theodore was told the names were too long, his brother, Dorsey Ellsworth Schnebly, suggested his wife’s name, Sedona.  Thus the city of “Sedona” was born.
